The highest priced sale for the month of June 2015 in the Aspen market was a development opportunity, lot/tear-down that allows for 2 homes to be built upon it. It sold for $7,400,000. The list price was $6,995,000 and there were multiple offers.
With no room to expand due to the beautiful surrounding mountains/ski areas, golf course, airport, Aspen’s lot prices are rapidly climbing. Builders and developers are searching for their next project and are finding very little to choose from.
The lower priced lots are difficult to access, have building restrictions and can be difficult to develop. A lot I sold to a developer consisted of 22 acres located just 10 minutes outside of Aspen, had direct ski access from Aspen Mountain but took an attorney, a land planner and the buyer/developer over a year to sort out. The development rights had expired then been rescinded. The neighbor had purchased a “view plane” restriction in order to protect the views from their home. They paid $350,000 for this guarantee and it was likely worth every penny. The buyer worked through all of these obstacles and now the lot is worth at least double the price he paid for it.
Another sale worth noting in June was a bank-owned home in Castle Creek on Hayden Road. It has 5 bedrooms, 6 baths, 5,160 square feet on 6 acres. It was built in 1994. There is a guest-suite above the garage and great views of Mt. Hayden. It needed some TLC but the price was excellent for the area. This home was listed for $5,290,000 and sold for $5,600,000 4 days ago on June 26, 2015.
