Aspen single family homes and condos
This week, the median list price for single family homes in Aspen is $7,670,000 with the median list price for condos being $1,990,000. The market for free standing houses is behaving slightly differently than that of townhomes and condos. The pricing for houses has remained relatively stable, while that of condos has moved slightly higher, and inventory is slowly creeping higher. The pricing trend of the condos may also be in part due to the fact that many of the homes on the market are larger and younger than in the past
In Snowmass Village, the median list price for single family homes is $5,824,000, with median price for condos being $889,000. Inventory has been holding steady at around 183 total properties.
Woody Creek and Old Snowmass
Just down the hill in Woody Creek, median list price for is $7,674,500. In “Old Snowmass,” median price is $2,997,000. Both of these areas are a bit more removed, and have relatively stable inventories. Many of these properties are considered more rural, and so have been able to expand the size of their homes.
The median list price for single family homes is $1,545,000, with inventory holding steady, around 41 listings. Sales have been exceeding new inventory for several weeks. While still a Buyer’s market, prices seem to have responded by moving upward. If the demand trends continue, expect price increases to continue.
Median list price for condos is $599,000. Market conditions have been consistently cooling in the past several weeks, and because it is still a sellers’ market, prices have not yet begun to drop. It may take a few more weeks of lessening demand for prices to reflect this and begin to fall.
